V&A provides consulting services to General Services Administration for Design-Build-Lease project
The $4 Million North San Antonio Social Security Administration Building was a design-build-lease project commissioned by the Federal Government’s General Services Administration. The 27,745 sq. ft. government services building and 164-space parking lot are located on 3.16 acres, just north of the San Antonio International Airport. This in-fill project is surrounded by existing retail and single-family residences.

V&A provided civil engineering consulting services and surveying for the 3.16-acre site including a preliminary site plan, a fire flow analysis and a final set of site civil construction documents. At the onset of the project, during the client’s option period, V&A conducted due-diligence for site selection to determine available utilities and land area requirements. V&A’s civil engineering services included water and sewer plans with water extension across Isom Road and a grading/drainage plan with extensive grading work to account for the significant fall across the property. V&A also completed the site dimension

plan, utility plan, fire protection plan, storm water pollution prevention plan and technical specifications. V&A’s plans depicted a gated employee parking lot and placement of bollards around the entire perimeter as a government security feature to prevent vehicular access from getting within 30 feet of the exterior of the building. Other services included closing assistance in land acquisition, cost estimating for creation of bid, assistance in the bidding process, building permit assistance, and construction phase services.

V&A’s surveying services included a land title and boundary survey which identified a discrepancy in the original subdivision plat. V&A coordinated with the sellers engineer to the correct the discrepancy and coordinated the lease area exhibits. V&A also performed a 3.16-acre topographic survey to comply with TSPS standards and specifications. The topographic and tree survey was performed to locate all visible features, including existing on-site structures, adjacent and on-site sidewalks, curb lines, pavement, visible utilities and protected trees in accordance with current UDC.
