Sustainable Engineering Business Park Design







The Oaks at University

The Oaks is a perfect balance of sustainability and economics. The project lies on 35 acres of wooded property immediately south of Silicon Dr. in northwest San Antonio. Vickrey & Associates, Inc. provided assistance with planning, zoning, civil engineering, survey, permitting, platting, mapping, construction documents, and construction phase services. The design included saving trees to provide a living screen for the surrounding residents, trees to shade the parking and driveways and trees to surround a 2.68-acre park and pond. The Oaks which includes a detention basin to reduce the post development runoff to pre-existing conditions, also uses that basin to store water for aquatic plants and wildlife. The park and pond can be accessed by employees, nearby residents and wildlife in the area and is stocked with a variety of fish. The pond recycles water through aquatic plants to provide an improvement in water quality that is not required by local regulations. The pond also has 2 acre feet of storage which is being used for on-site irrigation. The irrigation demand for the development has been reduced by the use of native vegetation, drought tolerant plant species, and limited placement of flower beds to building entrances only. The irrigation portion of the pond does not just rely on rainfall to recharge its storage, but uses the building condensate lines as well. The building condensate lines are tied to the private storm drainage system through out the site and then discharge the water into the pond. The excess runoff from the condensate lines travels through the pond and its outlet structure; this contributes to creating what is now a perennial stream that traverses through the downstream wooded areas.
